How to Sell a Timeshare

by Matthew Way

It was a perfect buy at the time. A specific week to spend with your family in a nice vacation spot, away from the hustle and bustle of the everyday grind. Or perhaps it was a “float week”, “flex time”, or whatever the case may be. Now though, you have a different lifestyle and you aren’t as fond of the fees that occur annually especially since your family is grown and you do not use it every year like you used to.

Perhaps one of these reasons or possibly others have peeked your curiosity of how to sell a timeshare. And you don’t just want to sell it, you want to get a fair price for your investment because you know that someone with the right circumstances, will receive the same benefits from that same timeshare. To do it right, you’ve embarked on that journey to answer the question ‘How can I sell my timeshare’? Hopefully, this article will help into the proper frame of mind when contemplating your timeshare resale.

Be Reasonable in Your Expectations

One key to remember is that many timeshare owners only receive a fraction of the original price upon reselling a timeshare. With that in mind, assess the value of your timeshare reasonably. Ask yourself some important questions such as:

  • Has the property been maintained properly?
  • Does my share of the time occur in season or does it fall into the off-season?
  • Is it large enough for a family or is it primarily suitable for couples?
  • How are other timeshares similar to mine priced?

The list goes on and on. The idea here is that you want to be objective in your reasoning and not let your emotions or attachments cloud your judgment. Only you can decide what price is worth taking. Compare your price with the yearly costs of owning it and decide what you you’ll take.

Be Knowledgeable About Your Timeshare

If you know what you have, you can better assess a fair value to put on your timeshare. Selling is more than just sticking the price you think it is worth to it and waiting. You may have to answer questions for the buyer. One example might be, “Is it a deeded ownership or is it a ‘right to use’?” If you have done your homework with regard to the exact type of timeshare you are selling, it can serve as a protection and you will be more confident during the process.

Should You Use a Real Estate Agency?

Obviously that decision is yours to make. And if you decide to, you will want to take th following into consideration:

  • What fees are involved?
  • Does the agency have a favorable reputation?
  • What are the laws regarding timeshare resale in the state?

Timeshare resale is by no means a shallow concept and cannot explained in one article. I encourage you to learn more about how to sell a timeshare.

Whatever the case, being aware of the different facets of the process can surely be of assistance.
